Loudoun County moves forward on Middleburg Preserve II purchase

The Loudoun County Board of Supervisors took the next step during its Jan. 13 meeting in a plan to buy the Middleburg Preserve II in the village of St. Louis for $1.5 milllion and transfer a county property to Aldie Development Company.

The board sent the proposed conveyance and interim lease of 6.3 acres of property known as the Aldie Assemblage for discussion by its Finance, Government Operations and Economic Development Committee on Feb. 9, it reported in its Jan. 13 public hearing action report. The Transportation Land Use Committee will take up the proposal at its Feb. 17 meeting. instructed their staff to start the process of acquiring more than16 acres of land better known as the Middleburg Preserve II in the village of St. Louis for $1.5 million and some of its own land.

On Dec. 1 the board held a closed session to discuss the real estate acquisition and transfer before approving the deal 8-0, with one member absent, the county said in its Dec. 1 business meeting action report. The 16.4 acre Middleburg Preserve II would be placed under conservation, the Loudon Times reported.

Some residents in the area expressed concern over the possibility that the development of the land would raise property taxes, thus forcing some homeowners out of the area. 

As part of the deal, the county will transfer the 6.31 acres of land in the Village of Aldie to the developer after a public hearing is held. It will place $600,000 in escrow to provide a match for restoring the Aldie Tavern and installing an entrance road on the property.
